Dear Jeremy and Amber,
Please read this through once now, and keep it handy. The more promptly you respond at each step, the faster and smoother your closing will be. If anything is unclear at any point, tell us right away. There is no such thing as a question that is too small.
We will schedule a brief virtual walkthrough of your property, a short guided video call, so we have a current record of your home at 1130 200th Avenue, Milltown and its condition as we open your file. It is quick and easy, and we will work around your schedule.
Your part: watch for our note to schedule your walkthrough, and be available for a short video call.
Our closing team opens your file and orders a title search and title commitment through the closing attorney. This confirms clear ownership and surfaces anything recorded against the property that needs to be addressed before closing.
When the title search comes back, we review it carefully. This is the step where your knowledge of your own property matters most. Please tell us right away about anything that could affect title: a prior loan you believe was paid off, a lien or judgment, a past divorce or estate matter, a co-owner or heir, a boundary or survey question, unpaid taxes or HOA dues, or a name that has changed. If any wording on a document looks wrong or unclear to you, raise it immediately. Catching these early keeps your closing on schedule.
Your part: promptly flag any possible title issue or anything that needs clarification.
There is nothing for you to do about insurance right now. Here is how it works: because your home will be held in the 1130 200th Avenue, Milltown Land Trust, your property insurance is simply updated so the land trust is named on the policy. It is an easy change, and we provide you the exact wording to use.
If there is not currently insurance on the property, please let your sales representative know. It is not a problem, we simply need to bind coverage before closing.
A short pre-closing package will follow before your closing date. There is nothing to act on yet, we are simply letting you know what is coming. When it arrives, it will confirm your payment and wire information, let Amber and Jeremy choose whether we send a mobile notary to you both or you arrange an in-person notary yourselves, and include the detailed insurance instructions, which is where the full insurance detail and the steps to complete will live.
Your part: nothing needed now. Just watch for your pre-closing package, where your payment confirmation, your notary choice, and your insurance instructions will be ready to complete.
You will receive your closing documents to review and sign. Read each one carefully before you sign it, and raise any question before you sign. Some are signed electronically; others (such as any deed or notice) require a wet signature in front of a notary. Each document will tell you which. We will let you know exactly where and how to sign, and we are glad to help you find a notary if needed.
Your part: review each document, then sign and return promptly; notarize where indicated.
Once title is clear, documents are signed, and insurance and payment details are confirmed, we close. Your funds are disbursed per the settlement statement, and you will receive a full copy of your executed documents for your records.

You are never on your own after closing.
Throughout the term of your agreement, a member of the Bridge2Sell team will check in with you on a monthly basis. This monthly check-in is how we keep your transaction on track, answer any questions as they come up, and make sure everything continues to run smoothly from closing through the end of your term.
